Contractor Story

Life of a Contractor

image description

Homeowners contact us for repairs that often could have been prevented through maintenance. When something breaks down, it is an emergency for the homeowner. The situation at home is typically emotionally charged as something isn’t working that keeps the home running smoothly. Given the chance, we could prevent most break downs before they happen!

Homeowners often lack the expertise to explain a problem sufficiently for us to prepare with the proper equipment, tools and parts in advance. This is costly for the homeowner and for us. Once we arrive on the scene, we must assess the situation and make a trip to the local supply store to get parts. The lack of good communication costs the homeowner money and time.

Much of our time is spent on estimates that don’t materialize into real work. People without proper training and licensing pose as contractors sometimes desperately pitching unbelievably low prices to win a job, but the homeowner pays in the end.

Some in our profession use the “car in the driveway” pricing methodology gauging more affluent homeowners who just need a problem fixed. We believe in a fair price!

Miraculous Low-Cost Cabinet Update

November 8 2012 Home Style, Tips & Tricks

The problem with refinishing cabinets is the painstaking and time consuming stripping process. It is so unpleasant that many cabinet companies won’t refinish cabinets any longer. What a waste to throw away perfectly good doors to reface an entire kitchen! Along comes Rust-Oleum with their Cabinet Transformations product. There is a finish for nearly every taste in cabinetry. A handy homeowner could do this him or herself or hire Abriza for the task at 1/2 the cost of refinishing.

Short on Space Office in a Box

August 24 2012 Home Style

Martha Stewart shares a great organization idea with us – an Office in a Box! These are the weeks when we get our children settled at college. They may be settling into an apartment for the first time. My daughter, Alex, age 20, went off to Tucson with my oldest son, Devon, age 28, to furnish Alex’s first apartment…a duplex with scant 300 square feet.

Manageable Risk in the Home

August 23 2012 Home Style

Yesterday, I heard a sad failed home maintenance story. A business associate told me about a friend who recently went on vacation to have the time of her life only to return to a $35,000 home maintenance disaster emanating from the all too familiar ice maker hose behind the refrigerator. The hoses installed by the manufacturer are often thin and they turn brittle after a few years.

Stamp Out Pests!

August 16 2012 Home Style

Preventative home maintenance is so much less expensive than reactive home maintenance. Take pests for example! Termites are a fact of life in Southern California and yet we keep building wood frame homes. Go figure! Even if our homes were steel frame, the little varmints find their way to the baseboards, drywall and all of the other facings and elements of a home that contain wood.

Get a C.L.U.E.!

August 15 2012 Home Style

Get a C.L.U.E.! Any time a home is being sold, the buyer and seller would benefit from seeing the C.L.U.E. report. C.L.U.E. stands for Comprehensive Loss Underwriting Exchange which is a database that archives information about insurance losses…including a home’s loss history. The report contains important historical information about a home whether there have been losses or not. In some cases, these reports contain errors which occur as information is being transitioned from one system to another. Regardless of which side of the transaction you are on….you want this report!

Drying a wine decanter

As we were preparing for guests this weekend, I picked up the wine decanter to decant a nice bottle of Freemark Abbey Cabernet when I realized the decanter had spots and discoloration in the bottom. Martha Stewart has a great recommendation for us. http://www.marthastewart.com/273518/drying-decanters

Cracked or defective/leaky washing machine hoses are one of the leading causes of homeowner’s insurance claims. Have your washing machine hoses checked periodically for leaks, and replace plastic hoses every three years.

  • The old plastic water filter line that connects your ice maker to your water supply behind the refrigerator is one of the most common moisture damage risks in your home. The connection between the water filter and the plastic hose often consists of nothing more than a slip insert feature. A line with a threaded connection is much better and protects your investment from costly moisture damage, including mold and irreparable damage to your floor behind the refrigerator. If your line doesn’t look like our photo, replace it or contact Abriza for assistance!
